The team of Shoreline Partners, a UK healthcare real estate asset manager, that has been working exclusively with Royal London Asset Management Property over the past three years, has been absorbed into the firm as part of a plan to scale its investment in the sector.

Royal London Asset Management Property said it has brought Shoreline Partners in-house to help progress its strategy of investing up to 拢1bn (鈧1.2bn) in UK healthcare real estate. This move follows a partnership that began in early 2022, during which Royal London has already deployed 拢350m to deliver over 1,500 care home beds.

Mark Evans, head of property and development at Royal London Asset Management Property, said: 鈥淭he UK healthcare sector is facing major challenges: capacity is shrinking, much of the existing stock is outdated, and regulatory oversight is stretched. We have been investing in sustainable healthcare assets since 2022 and are now scaling that commitment with a strategy targeting over 拢1bn, focused on delivering modern, purpose-built care homes.

鈥淭his is about more than capital deployment, it is about building a better healthcare system. Bringing Shoreline Partners鈥 expertise into the fold gives us a real edge as they have a deep understanding of how care environments function day-to-day, and their experience helps us ensure that what we build actually works for residents, staff, and operators.

鈥淎s a mutual, we are committed to making sure our investments serve our customers well, not just financially, but in how we help shape the world around them. That means backing assets that support people at every stage of life from their first home to the offices they work in, and ultimately, to the care they receive in later years. This strategy is about doing the right thing for society, while delivering long-term value for our members.鈥

Nick Short, fund manager 鈥 healthcare at Royal London Asset Management Property, said: 鈥淚ncorporating the Shoreline team into Royal London Asset Management Property demonstrates our dedication to the healthcare sector and ambition for this space.

鈥淭his includes our desire to match third-party capital alongside our own investment鈥攃reating a robust, scalable portfolio that meets the growing social needs of the UK鈥檚 aging population.鈥

Ben Penaliggon, formerly director at Shoreline Partners and now part of Royal London Asset Management Property team, said: 鈥淛oining Royal London Asset Management Property is a natural evolution of the work we have been doing to raise standards across the UK healthcare sector.

鈥淲e have spent years developing a model that combines clinical insight, operator-informed underwriting expertise, and sustainability to ensure care environments truly support residents and staff. Now we have the scale and backing to deliver that model more widely, bringing forward the next generation of care homes that are not only fit for purpose, but built to last.
